As a Protected Major Transit Station Area (PMTSA), the Ajax GO Station Area serves an important role in accommodating future growth and intensification in the Town of Ajax. It is a priority of the Town to ensure that future development and redevelopment within the Ajax GO Station Area occurs in a manner that maximizes existing and future transit infrastructure and prioritizes high-quality, compact mixed-use development.
The Town of Ajax is undertaking the preparation of an Ajax GO Station Secondary Plan, which will conclude in the creation of an Official Plan policy framework (Official Plan Amendment), zoning provisions (Zoning By-law Amendment), Urban Design Guidelines and a Placemaking Plan. The Secondary Plan will set out a framework to transform the existing industrial area surrounding the GO Station into a new transit-oriented community by establishing preferred areas for residential, commercial, office and institutional land uses, as well as appropriate public realm, built form and infrastructure standards.
Study Area
A Primary Study Area and an Expanded Study Area have been identified for the Secondary Plan Study. The Primary Study Area encompasses the PMTSA designation (as identified by Durham Region) which generally includes lands within an 800-metre (10-minute) walking distance from the Ajax GO Station. The Expanded Study Area, extending approximately 300 to 700 metres beyond the Primary Study Area, has been identified to consider matters such as land use compatibility, transportation connections and key destinations, services or facilities to support the growing community.

The Town of Ajax will be holding a Statutory Public Open Houseto consult on the draft Official Plan Amendment and draft Zoning By-law Amendment for the Ajax GO Station Secondary Plan. This open house will be held in accordance withSections 17(16)and 34(12)(b)of the Planning Act.

This in-person drop-in Statutory Public Open House is an opportunity to ask staff questions and provide feedback on the draft amendments.
Purpose of the draft Official Plan Amendment (OPA) and draft Zoning Bylaw Amendment (ZBA)

The draft OPA and ZBA set out a framework to transform the existing industrial area surrounding the GO Station into a new transit-oriented,mixed-use community.
The purpose of the draft OPA and ZBAis to implement recommendations from the Ajax GO Station Secondary Plan Studyand direction from Town of Ajax Council. The draft OPA introducesa new boundary for the PMTSA into the Town’s Official Plan and establishes policies that set a long term vision for a transit oriented, mixed-use districtthat will provide community amenities such as schools, community centre facilities and open spaces.The draft ZBAwill amend the Town’s Zoning By-law to establishappropriate permitted usesand development standards, such as height, tower separation and lot coverage, for the area.

The subject lands consist of the area known as the Ajax GO Station Secondary Plan Area as shown on the Key Map.

This Statutory Public Open House is being held as an in-person drop-in session.
