The Town of Ajax is in receipt of a Zoning By-law Amendment Application (Z10/24), submitted by The Biglieri Group Ltd., on behalf of Creative Benefits and Compensation Ltd., to permit and facilitate the conversion of the existing residential dwelling located at 22 Church Street North (the “subject lands”) to an office.

The purpose of this Zoning By-law Amendment Application is to rezone the subject lands from Residential One – ‘B’ (R1-B) Zone to Village Core Mixed Use One (VC1) Zone and establish a site-specific zoning Exception (Exception 222), to:

  • permit an office use within the existing preserved dwelling on the subject lands;
  • implement site-specific development standards to accommodate the proposed office use; and
  • include a detached dwelling and home based business as additional permitted uses in the VC1 Zone to maintain the low density residential permissions on the subject lands.

A future Site Plan Amendment Application will be required to be submitted to accommodate the proposed conversion, as parking lot and landscaping modifications are proposed.

This notice is to advise of the opportunity to review and comment on this Zoning By-law Amendment Application prior to consideration of such by the Town of Ajax Community Affairs and Planning Committee, at a Statutory Public Meeting to be held on Monday, December 2, 2024 at 1:00 p.m.

A copy of the staff report with recommendations to the Committee on this Zoning By-law Amendment Application will be available by end of day Tuesday, November 26, 2024 in the agenda for the meeting, available at ajax.ca/meetings. Alternative formats of documents and materials can be made available upon request in order to assist those who require accessibility accommodations.


How to Participate

This Statutory Public Meeting is being held in-person in Council Chambers, located at Ajax Town Hall, 65 Harwood Avenue South, Ajax, Ontario, L1S 2H9, and will be livestreamed for public viewing at www.ajax.ca/live. Those wishing to make oral submissions can attend in-person and will have 5 minutes to address the Committee; pre-registration is not required for in-person attendance. If you are unable to attend in-person, electronic remote participation via the Town’s Hybrid Conference System is available as an option and can be arranged by contacting clerks@ajax.ca no later than 12:00 p.m. (noon) on Friday November 29, 2024.

Written submissions can be provided for the Committee's consideration before the meeting. Please submit your written comments before 12:00 p.m. (noon) on Friday November 29, 2024 through the Questions/Comments box below or by e-mail to planningservices@ajax.ca.

Planning Act Requirements

If a specified person or public body would otherwise have an ability to appeal the decision of the Council of the Town of Ajax to the Ontario Land Tribunal but the specified person or public body does not make oral submissions at a public meeting or make written submissions to the Town of Ajax before the by-law is passed, the specified person or public body is not entitled to appeal the decision.

If a specified person or public body does not make oral submissions at a public meeting or make written submissions to the Town of Ajax before the by-law is passed, the specified person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to add the specified person or public body as a party.

Please note that, only the applicant, the Minister of Municipal Affairs and Housing, or a specified person or public body, as per the Planning Act, R.S.O. 1990, c. P.13, as amended, may appeal Council’s decision to the Ontario Land Tribunal.
