Proposed Residential Development: Lands Located on the north side of Ravenscroft Road, northeast of Paulynn Park, south of Duffins Creek

The Town of Ajax is in receipt of Official Plan Amendment OPA22-A1 and Zoning Bylaw Amendment Z1/22 applications submitted by Weston Consulting on behalf of 1613935 Ontario Inc., to facilitate the future development of vacant unaddressed lands located on the north side of Ravenscroft Road, northeast of Paulynn Park, and south of Duffins Creek. The proposal consists of 48 back-to-back stacked townhouse units within 4 blocks, with underground and surface parking. The future submission of a Site Plan Application and a Draft Plan of Condominium Application will be required to facilitate the proposed development.

The purpose of the Official Plan Amendment is to re-designate a portion of the subject lands from the Low Density Residential and Environmental Protection designations to the Medium Density Residential designation with an Area Specific Policy that permits back-to-back stacked townhouse units at a density of 76 units per net hectare. The purpose of the Zoning By-law Amendment is to rezone the lands from the Agricultural (A) Zone and Private Open Space (POS) Zone to Environmental Protection (EP) Zone and Residential Multiple Six (RM6) Zone with additional permitted uses and site specific development standards to accommodate the development.

We are offering you the opportunity to review and comment on the Official Plan Amendment and Zoning By-law Amendment Applications prior to consideration of such by the Community Affairs and Planning Committee of the Corporation of the Town of Ajax, at a Statutory Public Meeting to be held on Monday, March 4, 2024 at 1 p.m. A copy of the staff report with recommendations to the Community Affairs and Planning Committee on the Official Plan Amendment and Zoning By-law Amendment Applications will be available by end of day on Tuesday, February 27, 2024 in the agenda for the meeting, available at ajax.ca/meetings. Alternative formats of documents and materials can be made available upon request in order to assist those who require accessibility accommodations.


How to Participate:

This public meeting is being held in-person in Council Chambers, located at Ajax Town Hall, 65 Harwood Avenue South, Ajax ON, L1S 2H9 and will be live-streamed for public viewing at ajax.ca/live. Those wishing to make oral submissions can attend in-person and will have 5 minutes to address the Community Affairs and Planning Committee; Please note that pre-registration is not required for in-person oral submissions to the Community Affairs & Planning Committee during a Public Meeting held under the Planning Act. Delegates are allotted 5 minutes to address Committee/Council. If you are unable to attend in person, electronic remote participation via the Town’s Hybrid Conference System is available as an option. To participate remotely, please email clerks@ajax.ca no later than noon the business day preceding the meeting.

Written submissions may be provided for the Committee’s consideration before the meeting.
