The Town of Ajax is in receipt of Official Plan and Zoning By-law Amendment Applications, submitted by 27 Harwood Avenue Inc. (U Developments), proposing the development of a 10-storey mixed use building consisting of 131 dwelling units and 316 square metres of ground floor commercial space. Three levels of underground parking are proposed to accommodate the development. The future submission of a Draft Plan of Condominium Application will be required to facilitate the proposed development. The lands affected by the proposed development are 27, 29, and 31 Harwood Avenue South.

The purpose of the Official Plan Amendment Application (OPA18-A2) is to establish a new Area Specific Policy for the subject lands to increase the maximum permitted building height and density. The purpose of the Zoning By-law Amendment Application (Z6/18) is to rezone the lands to a site-specific Uptown Mixed Use (UC) Zone to permit additional uses and set site-specific development standards to facilitate the proposed development.

A Site Plan Application (SP2/20) has also been submitted to facilitate the proposed development. The purpose of the Site Plan Application is to review and examine the design and technical aspects of the proposed development. The future submission of a Draft Plan of Condominium Application will also be required to establish the residential tenure of the proposed development.


Past Public Meeting

We invited the public to attend a meeting to comment on the Official Plan Amendment and Zoning By-law Amendment Applications prior to consideration of such by the Community Affairs and Planning Committee of the Corporation of the Town of Ajax. The public/Community Affairs and Planning Committee meeting was held electronically on June 6, 2022.


Past Public Open House

We invited the public to attend an open house to learn more about this development proposal, identify any concerns, and provide comments. This public open house was held in-person at Town Hall on December 5, 2019, from 7:00 – 8:30 p.m.


Approvals

The Community Affairs and Planning Committee approved Official Plan Amendment Application OPA18-A2 and Zoning By-law Amendment Application Z6/18 at the June 6, 2022 meeting. This decision was then ratified by Council at the June 20, 2022 Council meeting.

Site Plan Application SP2/20 is under review by Town staff and the necessary external agencies.
