Parking demands in Ajax’s residential neighbourhoods have been on the rise for several years. An increase in the number of privately-owned vehicles per household combined with higher density residential developments has resulted in a scenario where many property owners have more vehicles than parking spaces.

The purpose of the Proposed Town-Initiated Zoning By-Law Amendment is to modify existing residential driveway standards to:

  • Allow property owners to address parking needs on their own private properties;
  • Alleviate issues resulting from on-street parking;
  • Provide more flexibility to property owners who wish to undertake landscaping improvements on their properties;
  • Maximize the number of legal parking spaces that can be accommodated on existing driveways;
  • Reduce the administrative burden of driveway-related minor variance applications;
  • Match Zoning By-Law standards to current and desirable forms of driveway design;
  • Enable the Town to prevent undesirable forms of driveway design;
  • Simplify existing Zoning By-Law standards;
  • Prevent encroachments through the use of driveway setbacks;
  • and Create a consistent framework where Zoning By-Law standards directly align with other municipal documents impacted by the recently approved Boulevard Encroachment Policy.

You can make a representation to Community Affairs and Planning Committee on the proposed amendments in the following ways:

Written Submission

Written submissions may be provided for the Committee’s consideration before the meeting. Please submit your written comments before 12 p.m. on Wednesday, March 31, 2021 by e-mail to Mike Sawchuck, Senior Planner, at michael.sawchuck@ajax.ca.

Oral Submission

Oral submissions may be provided for the Committee’s consideration before the meeting. Please submit your oral comments before 12 p.m. on Wednesday, March 31, 2021 by calling 905-619-2529, ext. 3270 and leaving your comments via voicemail message. Please indicate that your message is related to the Residential Driveway Zoning By-law Amendment and state your full name, address, phone number, and an e-mail address in your message if you wish to be contacted by the Planner assigned to this amendment.

Participation on Livestream

To make oral representations at the meeting on livestream, you must pre-register with the Clerk’s office by contacting clerks@ajax.ca before noon on Tuesday, April 6, 2021. Please include your full name, address, and a call-back phone number. You will be contacted by the Clerk’s office to confirm your participation and receive the online and call-in information before the meeting. Technical assistance may be provided to ensure you are able to participate.

Planning Act Requirements

If a person or public body would otherwise have an ability to appeal the decision of the Town of Ajax Council to the Local Planning Appeal Tribunal but the person or public body does not make oral submissions at a public meeting or make written submissions to the Town of Ajax before the by-law is passed, the person or public body is not entitled to appeal the decision.

If a person or public body does not make oral submissions at a public meeting, or make written submissions to the Town of Ajax Council before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Local Planning Appeal Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
