The Town of Ajax is in receipt of a Zoning By-law Amendment Application (Z4/22), submitted by Design Plan Services Inc. on behalf of Coughlan Developments Ltd., to facilitate the development of five (5) single detached dwellings on lands located at 836 Riverside Drive. A total of 5 dwellings are proposed. The submitted materials are available in the documents tab.

The purpose of the Zoning By-law Amendment is to rezone the subject property with site-specific Exceptions to facilitate the development of 5 single detached dwellings.

The purpose of the Zoning By-law Amendment is to rezone the subject lands and establish site-specific development standards to facilitate the proposed development. The subject lands are also subject to Region of Durham Consent Applications LD097-100/2022.

You have the opportunity to review and comment on the proposed amendment prior to and during its consideration by the Community Affairs and Planning Committee of the Corporation of the Town of Ajax, at a Statutory Public Meeting to be held electronically on Monday, April 3, 2023 at 7:00 p.m.

A copy of the staff report with recommendations to the Community Affairs and Planning Committee on the proposed amendment will be available by end of day on Tuesday, March 28, 2023. The agenda for the meeting is available at ajax.ca/meetings. Alternative formats of documents and materials can be made available upon request to assist those who require accessibility accommodations.


How to Participate

This Statutory Public Meeting is being held electronically and will be live-streamed for public viewing at www.ajax.ca/live. You can make a representation to the Community Affairs and Planning Committee on the application in the following ways:

Oral submissions may be provided for the Committee’s consideration before the meeting. Please submit your oral comments by 12:00 p.m. on Wednesday, March 29, 2023, by calling 905-619-2529, ext. 3270, and leaving your comments via voicemail message. Please include a reference to the submitted development applications/proposal and state your full name, address, phone number, and e-mail address in your message.

Participation in Zoom Meeting
To make oral representations at the meeting on livestream, you must pre-register with the Clerk’s office by contacting clerks@ajax.ca before 12:00 p.m. on Monday, April 3, 2023. Please include your full name, address, and a call-back number. You will be contacted by the Clerk’s office to confirm your participation and receive the online and call-in information before the meeting. Technical assistance may be provided to ensure that you are able to participate.

Planning Act Requirements

If a person or public body would otherwise have the ability to appeal the decision of the Council of the Town of Ajax to the Ontario Land Tribunal but the person or public body does not make an oral submission at the public meeting or make written submissions to the Town of Ajax before the by-law is passed, the public body is not entitled to appeal the decision.

If a person or public body does not make oral submissions at a public meeting or make written submissions to the Town of Ajax before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to add the person or public body as a party.
