Consultation has concluded

The Town of Ajax is in receipt of development applications, submitted by Jean Al Gardens Plaza, proposing to develop 593 Taunton Road East, located at the southwest corner of Taunton Road East and Audley Road North.

The application propose:

  • 96 townhouse dwellings
  • Consisting of 88, 3-storey back-to-back stacked townhouse dwellings and 8, 3-storey block townhouse dwellings within 6 development blocks on a private condominium roadway to be accessed from Audley Road North
  • 1 level of underground parking to accommodate residential and visitor parking

    Hello, how will the Town and Developer ensure that Boyd Crescent does not become overrun with cars belonging to residents of the townhomes and their guests? There are already a lot of cars parked on the crescent as the existing driveways on Boyd do not support families with multiple drivers. How can we be reassured that this problem will not be exacerbated with the new development? While I appreciate the needs for more housing and for higher density housing, I am wondering if this small plot of land is really the best place to build so many units (90?!?!). How many people does the Town and Developer estimate will be living in this new development? Is it reasonable that this small corner can house that many people without creating traffic problems on a two lane Audley that is already busy? Would it not be possible to build less units and the development still be financially worthwhile? We have lived on Boyd since the beginning of the Hamlet (2004) and have really enjoyed the quietness of this community. I fear with that with the amount of units proposed this will significantly change the tone of the neighbourhood. Thank you

    Thank you for reaching-out and sharing your concerns/comments. 

    Staff offer the following comments: In 2019, Official Plan Amendment Application OPA19-A1 and Zoning By-law Amendment Application Z1/19 were submitted to permit the development of 88 back-to-back stacked townhouse dwellings and 8 block townhouse dwellings. A public open house was held in 2019 and a public meeting was held in May 2020 when the applications were considered by the Town’s Community Affairs and Planning Committee. Please note that the applications were approved. Future Site Plan and Draft Plan of Condominium Applications will be required to be submitted and approved prior to the subject lands being developed however. To date, the Town has not received a Site Plan Application. The majority of the subject lands are already designated as Medium Density Residential (MDR). The Official Plan Amendment is required as the proposed development exceeds the density permissions of the MDR designation. Although the specific density is exceeding the current permissions, the type of built form proposed aligns with the intent of the MDR designation. Provincial, Regional, and Town land use policy all encourage and support intensification within appropriate areas. The proposed development makes efficient use of underutilized land along Taunton Road. Taunton Road is a Regional corridor where intensification is encouraged. The proposed development represents a type of built form suitable for infill intensification along a corridor, as well as a type of built form that is compatible with the existing character of the surrounding neighbourhood. The 3-storey townhouse dwellings provide a gradual change in height, building massing, and scale from the surrounding neighbourhood. 

    A Transportation Impact Study was submitted in support of the development proposal which concludes that the anticipated vehicle trips generated from the development are not expected to have a negative impact on the existing road network. The single vehicular access point for the proposed development will also ensure that future traffic from the development does not lead to an influx of vehicles on the adjacent local roads. In addition, the proposed parking supply (106 residential and 25 visitor spaces), which was informed by a proxy parking survey of an existing similar townhouse development, is considered appropriate to service the development and prevent an influx of on-street parking. 

    It is difficult for the Town to prevent residents/visitors from parking on the street (whether it be existing residents or new residents of a future development) besides from enforcing By-law requirements, which can lead to individuals receiving a fine. If there is a current issue or if one were to arise in the future at any time, related to on-street parking, I highly suggest that you reach out to By-law Services so that they can enforce the requirements. 

    Population numbers would be hard to estimate at such time, given that detailed floor plans (illustrating the amount of the one versus two bedroom, etc. units) have not be submitted via the Site Plan Application yet.     Hello, we were listening to the council meeting and we heard that the bylaw was passed. We listened to council our council supporting our concerns. Has the developers figured where the snow will be going? If the lane way is only one way and a 3 point turn will be the only way to turn around what happens to parked cars? More accidents? How are the garage being removed from listening to other councils city of ajax approved previous developments with private garbage removal and now having major issues. Is this going to happen here. Parking: It is said that the developers are missing 36 parking spots. It doesn't make sense to assume that 36 residence will not be driving. Where will they put these parking spots. Right now in Toronto, plans are being discussed for more green area and parks. We have some in Ajax yet we keep developing houses and cutting down trees.

    We live on Ryder Crescent, the proposed development will be right behind our home. In all the plans they are only highlighting that Boyd Cresent will be affected and not taking in consideration that Ryder crescent will be highly impacted. Below are our main concerns we have with having the proposed development. 1. Privacy- we have 2 little children and we are very concerned that stacked townhouses will be extremely high and will be seeing straight into our bedrooms on the upper level or seeing straight into our backyard. Our natural sunlight will be blocked with stalked townhouses. 3. With the recent pandemic of covid 19 studies have shown we are heading towards a recession and a house market crashing. Are the builders taking in consideration of this and the potential that this project may be started but left unfinished. 4. Noise - we completely do understand that we may not be quiet nor the neighborhood however we have huge concerns with the undergound parking and construction being so close to our homes and backyards. With constant honking and the garbage door continuously opening and closing and way more vehicles coming in and out. How will this be addressed? 5. Traffic, parking, road conditions and garbage. As of right now we have problem with street parking especially during summer months when we have people parking in our street and walking to the rec centre- baseball diamonds. Garbage - currently there are garbage bags thrown all behind boyd crescent and on the street which has been left there for weeks, what will happen with the garbage disposal or keeping the land properly clean to avoid rats. In addition in other pockets of Ajax -church street when construction was started the home owners were infested with Rats how will this be addressed and resolved if it occurs with construction . Traffic: currently Ajax has been very congested with people moving to be closer to the OPG plant and the new development of Pickering live we are very supportive of new development for the betterment of Ajax but we are also concerned that 96 residential units proposed is overbearing for the area and space.     Why are putting more housing in Ajax? We can sustain this rate of growth and no additional services being identified. The amount of property taxes we pay for nothing - lived here almost 30 years and our street has never been paved - I think it maybe time to look at existing rather than all the new builds

    The Town is obligated to process and consider development applications that are submitted. Property owners also have the right to submit applications for the development of their lands. The applicant/owner of the lands has submitted Official Plan and Zoning By-law Amendments on the subject lands to facilitate their development proposal. I am happy to explain the development proposal in more detail to yourself and answer any questions that you may have.

    Although the subject lands are currently vacant, they are designated for residential development within the Town’s Official Plan and are located within the Town’s urban area, where growth is specifically directed to.

    All submitted material is available for public viewing. You can come to the Planning & Development Services counter in Town Hall and ask for myself, where I can go through the material with you.
