Town of Ajax Housing Strategy

The Town of Ajax has developed a Housing Strategy to help ensure there is an appropriate range and mix of housing types and tenures to meet the demographic and economic needs of current and future Ajax residents. The development of a Housing Strategy was identified as a priority item in the Council-approved Town of Ajax 2018-2022 Strategic Plan.

The Housing Strategy was conducted in two phases.

Phase One Report: Background Data and Housing Needs Analysis

This phase involves development of the Ajax Housing Strategy – Phase One Report: Background Data and Housing Needs Analysis which:

• Provides an overview of population and household statistics for the Town as a whole and for the Housing Strategy Neighbourhoods, including comparisons to the Region and other Durham area municipalities
• Provides a snapshot of the current housing supply
• Examines housing affordability in the regional and local context
• Identifies housing gaps and needs
• Reviews the federal, provincial, regional, and local housing policy framework
• Presents discussion questions to generate conversation and feedback from the public and stakeholders

Housing Strategy Neighbourhoods

The Phase One Report divides the Town into nine Housing Strategy Neighbourhoods for a better understanding of the demographics and housing needs in specific areas of the Town.

Phase One Background Report Public Open House

The Public Open House was held on June 22, 2022 with a presentation providing an overview of the Housing Strategy project, the Phase One Background Report including the key observations, gaps and needs and the next steps. A video of the presentation is now available.

Phase Two Recommendation Report and Draft Housing Action Plan

This phase builds on the key observations, needs and opportunities, and housing gaps identified in Phase One. The report; provides information on the consultation and comments received to date; proposes three (3) draft Housing Goals; and proposes a draft Housing Action Plan with 30 housing actions within four categories:

• Policy Directions & Municipal Tools
• Financial Tools
• Partnerships
• Education & Awareness

The Phase Two Report was presented to the Town’s Community Affairs and Planning Committee on January 9, 2023, and is now available for review.

Ajax Housing Strategy - Housing Action Plan

On June 5, 2023, the Housing Action Plan was presented to Community Affairs and Planning Committee. On June 19, 2023, Council adopted the Housing Action Plan, and authorized staff to implement the actions identified within the Plan. The Housing Action Plan can be viewed here.
