The Town of Ajax is in receipt of an Official Plan Amendment Application (OPA20-A1), a Zoning By-law Amendment Application (Z1/20), and a Draft Plan of Subdivision Application (S-A-2020-01), submitted by 2649368 Ontario Inc., proposing a residential subdivision consisting of single detached dwellings, street townhouse dwellings, park and open space/environmental protection blocks, public road extensions/widenings and a lane, and a future development block which will consist of block townhouse dwellings within a common elements condominium. Together, a total of 83 dwellings are proposed. The future submission of a Site Plan Application and Draft Plan of Condominium Application will also be required to facilitate the proposed development of the future development block.

The purpose of the Official Plan Amendment is to re-designate portions of the subject lands to the Medium Density Residential designation to permit an increase in density and to permit additional uses. The purpose of the Zoning By-law Amendment is to rezone the lands to site-specific Residential Zones to permit different residential dwellings and set site-specific development standards to facilitate the proposed development. The purpose of the Draft Plan of Subdivision is to establish the necessary lots, blocks, and public right-of-ways to facilitate the proposed development.
