The Town of Ajax is in receipt of Draft Plan of Subdivision Application, Amendment to Draft Approved Plan of Subdivision and Zoning By-law Amendment applications submitted by Chieftan (Ajax) Development Corporation (Chieftan) and Finchrose Development Corporation (Finchrose), to facilitate the development of two adjacent parcels of land for subdivisions consisting of residential and employment uses located near the southeast corner of Bayly Street East and Shoal Point Road. Although these lands are registered under different company names, they are owned by the same entity.
The proposed Chieftan Draft Plan of Subdivision Application (S-A-2019-01) consists of 12 street townhouse units (Blocks 1-2) fronting onto the future extension of Leney Drive, a future condominium block that will consist of block townhouse units (Block 3), a stormwater management pond (Block 4), a future development block (Block 5), various remnant blocks (Blocks 6 -7), a 20 metre wide public road (Leney Street extension), and a 0.3 m reverse (Block 8);
The Amendment to a Draft Approved Plan of Subdivision Application [RL1/19 (S-A-2005-06)] submitted by Finchrose proposes revisions to their 2014 Ontario Municipal Board (now Local Planning Appeal Tribunal) approved subdivision plan, to better integrate the development of these lands with the adjacent Chieftan subdivision plan. The Finchrose subdivision consists of 12 street townhouse units (Blocks 1-2), a future condominium block consisting of block townhouse units (Block 3), a stormwater management block (Block 4), a landscape buffer block (Block 5), a future development block (Block 6), a part block/lot (Block 7), and the extension of Leney Street.
Zoning By-law Amendment Application Z3/19 is designed to facilitate the development of the lands associated with both the Chieftan and Finchrose subdivisions.
