Proposed Residential Development - 951 Pickering Beach Road

The Town of Ajax is in receipt of Zoning By-law Amendment Application Z1/25, which seeks to rezone the lands municipally known as 951 Pickering Beach Road (the “subject lands”) from the Residential One – ‘B’ (R1-B) Zone, with Exception 18, to the Residential Two – ‘B’ (R2-B) Zone, to permit and facilitate the development of 10 semi-detached dwellings. Consent (Land Division) Applications will also be required in order to sever the subject lands and establish lots for the proposed semi-detached dwellings. The required Consent Applications will be considered by the Town of Ajax Committee of Adjustment at a later date.

You have the opportunity to review and comment on this Zoning By-law Amendment Application prior to consideration of such by the Town of Ajax Community Affairs and Planning Committee, at a Statutory Public Meeting, to be held on Monday, April 7, 2025 at 1:00 p.m.
A copy of the staff report with recommendations to the Committee on this Zoning By-law Amendment Application will be available by end of day Tuesday, April 1, 2025, in the agenda for the meeting, available at ajax.ca/meetings(External link). Alternative formats of the documents and materials can be made available upon request in order to assist those who require accessibility accommodations.
How to Participate
This Statutory Public Meeting is being held in-person in Council Chambers, located at Ajax Town Hall, 65 Harwood Avenue South, Ajax, Ontario, L1S 2H9, and will be livestreamed for public viewing at www.ajax.ca/live(External link). Those wishing to make oral submissions can attend in-person and will have 5 minutes to address the Committee; pre-registration is not required for in-person attendance. If you are unable to attend in-person, electronic remote participation via the Town’s Hybrid Conference System is available as an option and can be arranged by contacting clerks@ajax.ca(External link) no later than 12:00 p.m. (noon) on Friday April 4, 2025.
Written submissions can be provided for the Committee’s consideration before the meeting. Please submit your written comments before 12:00 p.m. (noon) on Friday April 4, 2025 through the Questions/Comments box below or by e-mail to planningservices@ajax.ca(External link).

Planning Act Requirements
Please note that, only the applicant, the Minister of Municipal Affairs and Housing, or a specified person or public body, as per the Planning Act, R.S.O. 1990, c. P.13, as amended, may appeal Council’s decision to the Ontario Land Tribunal.
If a specified person or public body would otherwise have an ability to appeal the decision of the Council of the Town of Ajax to the Ontario Land Tribunal but the specified person or public body does not make oral submissions at a public meeting or make written submissions to the Town of Ajax before the by-law is passed, the specified person or public body is not entitled to appeal the decision.
If a specified person or public body does not make oral submissions at a public meeting or make written submissions to the Town of Ajax before the by-law is passed, the specified person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to add the specified person or public body as a party.
